Lord Street, Southport
Our team was commissioned to undertake specialist conservation and masonry works on a historic property situated on the iconic Lord Street in Southport. The project demanded a sensitive and skilled approach to preserve the architectural integrity of the building while meeting strict deadlines and collaborating alongside other trades on a live construction site.
Scope of Works
The project involved a comprehensive package of external fabric repairs and structural adaptations, including:
- Repointing in Lime Mortar: Careful removal of defective pointing and repointing using traditional lime mortar to ensure breathability and long-term durability.
- Masonry Replacements: Installation of new stone and brick units to match existing fabric in material, profile, and finish.
- DOFF Cleaning: Low-pressure steam cleaning of masonry to remove biological growth, carbon staining, and general soiling without damaging the substrate.
- Structural Openings and Adaptations: Careful alterations to existing masonry to form new structural openings while maintaining structural stability and heritage character.
- Brick Replacements and Restoration: Salvaging and replacing damaged bricks using handmade or reclaimed units where appropriate, followed by detailed cosmetic restoration.
- General Masonry Repairs: Stitch repairs, crack repairs, and replacement of decayed units throughout the façade.
Challenges
Weather Conditions: Proximity to the coast meant we faced unpredictable weather, which posed challenges for lime work that is sensitive to temperature and moisture levels. Protective measures and flexible scheduling were essential to maintain quality.
Tight Deadlines: The project operated on a fixed timeline due to client and stakeholder commitments. Our team worked efficiently while maintaining high standards, including coordinating closely with supply chains and labour resources.
Coordination with Other Trades: The site involved multiple contractors working in parallel. We liaised closely with site management and other subcontractors to ensure sequencing of works, health and safety compliance, and uninterrupted progress.
Outcome
The project was completed on time and to a high standard, enhancing the historic streetscape of Lord Street and extending the lifespan of the building fabric. Our use of traditional techniques and materials ensured compliance with conservation best practices and delivered a finish that both preserved and celebrated the building’s heritage character.
